Fitting out a whole room is not a series of separate items but one sequence. We start with everything that goes on the wall, then what stands on the floor, and only at the end the cables and equipment — so the room has to be cleared once and nothing is ever in the way that has to be moved again. Beforehand we measure the route, the doorways and the number of sockets, because that is where a day runs aground, not on driving screws.

How a whole room gets finished in one day

The order is half the work

In an empty room almost any order works; in a room that already holds something, exactly one does. We first fix everything that goes on the wall — cabinets, shelves, screens — because that needs the wall clear and room for a ladder. Then comes what stands on the floor, heaviest first, so a sideboard never has to pass a newly built meeting table. Cables and equipment always come last, because any move after that pulls them loose. Start the other way round and you spend half the day lifting things that were already finished.

The way in decides the planning

A three-metre meeting table is not an assembly problem but a logistics problem. We measure the narrowest passage, the turn on the landing and the internal size of the lift in advance, and compare that with the longest box on the delivery note. If it does not fit, we build in the room instead of downstairs; if the box will not even pass the door, then the door has to come off, and that is an arrangement made in advance rather than a surprise on the day. In an office building it also covers when the lift may be used and where packaging may be stacked.

Cabling for more than one workstation

One desk has a cable tray; six desks need a plan. The number and position of the sockets decide everything: how long the trays are, where the power strips hang and which desks sit in a row together. We hang the strips under the desktop rather than on the floor, because a block on the floor gets caught by the vacuum and eventually pulls a plug out. What we do not do is add new circuits or extra socket outlets; that is work for a qualified electrician. Adjustment per workstation is described under desk and chair assembly.

Wall panels and shelves without cracks

Acoustic panels and floating shelves look light, but they stand well clear of the wall and therefore pull hard on the top fixing. Panels add one thing more: they are usually set out in a grid, so a single crooked row gives itself away across the whole wall. We therefore mark out the entire layout with a laser line first and drill only once the whole run is right. Which plug goes in depends on the wall, and that is the same judgement as under wardrobes of every brand.

Packaging is half the volume

In a complete fit-out the cardboard is literally bigger than the furniture. Twenty flat-pack cartons make a heap that will not fit an ordinary bin and that you cannot simply take up in the lift. We flatten the cardboard, pull out the polystyrene and take it all away in one trip, unless the building has its own waste stream — then we stack it separated at the point the building specifies. On arrival we also count the parcels against the delivery note, because you would rather find a missing box at nine than at four.

Hourly rate or as a project

A single cabinet or one desk is done on an hourly rate: that is fairer than a set price for work that takes an hour. A whole meeting room, a living room or a floor of workstations goes on a fixed price, after an intake on site or from photographs plus the delivery note. What drives the price is not the number of items but the number of operations: wall fixing, cabling, dismantling what was there and taking it away. If a kitchenette is included, that falls under kitchen assembly, and a media wall under BESTÅ television unit assembly.

Frequently asked questions

Do you also issue an invoice with VAT for B2B?

Yes — with a valid Chamber of Commerce and VAT number we issue invoices per Dutch VAT rules.

Can you come outside office hours?

For offices we prefer to schedule in the evening or on a Saturday, by appointment, so your team's working day is not interrupted.

Do you charge by the hour or a fixed project price?

A small job goes at an hourly rate. For a full meeting room or living room we give a fixed price in advance with a clear scope, after an intake on site or by photo.

How many items do you do in one day?

That depends less on the number of items than on the number of operations. Six identical workstations go faster than three different cabinets, because identical furniture is built in series. Send us the delivery note or a photograph of the boxes and we will say beforehand whether it is one day or two.

Does the room have to be completely empty before you arrive?

Not completely, but the wall that receives something and the route from the front door do. Cabinets that have to go we would like to find empty: moving a full cabinet is a different job and costs time that is not in the schedule.

Do you take the packaging away?

Yes, we flatten the cardboard and take it in the same trip. If the building has its own waste stream, we stack it separated at the point the building specifies. In a large fit-out the volume of packaging is considerable — we allow for that in the planning.
